If the property is the broker's listing, the broker has a written agency agreement with the owner, and a legal obligation to negotiate the best possible deal for the owner or landlord. Conversely, a broker with an obligation to the buyer or tenant has the obligation to negotiate the best possible deal for you. This is the role we take with our clients and one of the advantages of working with our firm. Unless you prefer a different arrangement, we receive our fee from the listing company, just as a traditional agent would. Why should you be represented? We lease and sell over 100,000 square feet of office, retail and industrial space annually. Because of the number of successful transactions and our constant emergence in the market, we know: 1. What is available, listed and unlisted 2. What other tenants are paying for their space 3. Which lease terms have the greatest economic impact 4. What tenant improvements can be expected from the owner 5.What to negotiate in renewal and expansion options We function as your "Purchase or Leasing Advisors" providing market information, services and guidance. Initially, we listen to your commercial real estate needs,then analyze available properties to determine which meet your requirements. Next we present the most viable alternatives. After solicitation and review of the proposals from landlords or sellers, we then begin to negotiate the terms and conditions of those proposals on properties that make the final cut. Finally, after the final facility selection we review the lease or sale contract. We will advise our clients on local market conditions, provide comparative sale prices or lease rates, help determine interior layouts, and assist in the negotiation of the lease on the premises that best meets your needs. At lease renewal, we will advise you on market conditions and help determine whether you should exercise renewal options or negotiate new terms. What do we expect from you? We seek long term relationships with our clients. We provide our time and services in the expectation of finding you an appropriate property, thereby earning a fee.
